Non-invasive Weathertight Building Surveys

Non-invasive surveys are normally undertaken where we are unable to carry out invasive investigations.

As with all types of non-invasive inspections they are limited in their findings and rely significantly on the expertise of the surveyor to analyse the findings.

Invasive Weathertight Building Surveys

✻

To investigate and identify locations of moisture ingress, assess and record consequential damage. This type of survey is normally carried out prior to re-cladding a property, or where the property owner wishes the invasive survey to be undertaken or when the extent of water ingress and damage needs to be established to estimate the cost of remedial work or to assist in re-claim costs from other parties involved in the construction.

The investigation usually involves the drilling of small holes into the external wall cladding and the removal of small areas of the cladding to ascertain water entry paths and any damage that may have occurred as a result.

Our reports comprise of a detailed analysis of causes of water ingress, recommendations for weathertight remediation and budget costings if required.

Building Performance, Condition Survey and Maintenance plans

✻

To identify defects and provide recommendations for remedial works. These reports describe the property and reporting on its performance and condition. An estimate of the cost for the required maintenance is provided. This estimate is a breakdown of the expenditure over a period for budgeting purposes.

Maintenance schedules are prepared to estimate future expenditure of maintenance to a building as prescribed in the Unit Titles Act 2010.

Project Management

✻

We provide full project management for construction projects from initiation to closure of a project which includes
managing the onsite works, co-ordination with contractors and specialist consultants and engineers, assessing
and authorizing variations and payments and obtaining the Code-Compliance Certificate.

COA – (Certificate of Acceptance)

✻

A Certificate of Acceptance may be issued by Council for work that did not have building consent when a building consent for the work was in fact required. A retrospective building consent cannot be issued.

It allows for certification of work that has, for example, been carried out urgently because of safety issues and where there hasn’t been time to apply for consent because of that emergency, or where an owner believed that the building work was exempt. Only building work completed after 1 July 1992 will be considered for a Certificate of Acceptance.

Council has discretion as to whether a Certificate of Acceptance can be issued.

Our company can assist individuals with a compliance path forward to obtain a Certificate of Acceptance. Our aim is to prove and include a variety of Code Clauses.
